Our property
La Vecchia Officina is situated in a building from the early 19th century, just a short distance from the lake. It revitalizes the spaces of a historic artisanal business, transforming them into a welcoming and modern environment through a complete renovation that will be finished in 2025. The apartment, rated A2 for energy efficiency, features three spacious double rooms, each with a private bathroom and large shower, designed to provide comfort and privacy. The interiors are equipped with Wi-Fi, a 55-inch smart TV with access to Netflix and Prime Video, LED lighting, a minibar, a coffee machine, and a kettle. There is a shared breakfast area, but kitchen use is restricted to designated hours, and microwaves and induction cooktops are not available for guest use. Access is self-managed via personal codes. Towels are changed every three nights, and bed linens every seven, with bathrobes available upon request while supplies last. Private parking is available for reservation, at a fee, and subject to availability; it is not suitable for vans or vehicles with trailers. Pets and bicycles are not allowed inside the property.

Every morning, an Italian-style breakfast is offered, served in a self-service manner in the common area between 8:00 and 10:00. The selection focuses on sweet products, carefully chosen to provide freshness and flavor, in line with a simple and well-prepared traditional breakfast; savory dishes are not included. Upon request, alternatives for specific dietary needs are available, including gluten-free, lactose-free, or vegan options. Outside of the specified time frame, the kitchen and its equipment are not available for use.

She personally handles the organization of their stay, the welcome, and the daily upkeep of the spaces. Her constant presence and attention to detail help create a relaxed yet attentive atmosphere, allowing each guest to feel cared for with availability and discretion. The experience she has gained in the hospitality industry, which began in 2018 with Civico29 Rooms & Breakfast just a short walk away, is reflected in a precise and quality-oriented service. Marianna lives with her husband Massimo about 200 meters from the establishment, ensuring accessibility and support, and she maintains an active connection with the life of the historic center through the family business near the Cathedral.

The location offers a chance to stay in a private setting on a quiet street in the historic village of Sant’Agostino, close to the church of the same name and the small harbor, just a short walk from the lakeshore. Within a few minutes on foot, approximately 150 to 300 meters, you can reach the bus station, the Trenord lines to Lake Como, the city center, the cathedral, the theater, and a wide variety of restaurants and bars. Nearby, there are also a pharmacy, ATM, supermarket, laundry service, and personal care services, while Valduce Hospital is accessible with a ten-minute walk. This location allows for easy walking while also enjoying a peaceful atmosphere, away from the noise of busier areas.
